Long Term Investments
For those looking for a longer investment, we offer two types of long term investments, including:
Acquisition Investments (3-5 year investment)
Our team specializes in acquiring underperforming net lease commercial properties within the U.S. and turning around the performance of the assets to achieve high teens, tax advantaged returns to equity investors in a condensed timeframe. “High Teens” target IRR includes a cumulative preferred return and a profit split on excess cash flow and exit proceeds.
Ground-Up Developments (5-7 year investment)
Our team specializes in new construction ground-up self storage development projects. Given the longer timelines of ground up construction, these investment opportunities offer non-equity positions paying an above
market average fixed rate of return. This structure is advantageous by limiting the investor’s risk, while guaranteeing them a high return on their investment.
Short Term Investments
For those looking for a shorter investment, we work with investors to lend private money for short term real estate backed private loans.
Private Money Investments (6-12 month investment)
Our team sources and funds a variety of real estate backed private money loans for new and seasoned real estate investors. We lend money for a wide range of projects, including condo conversions, single and multi family flips, buy and holds and new construction builds, among others. Investors are invested in short term projects that range from 6-12 months and are paid monthly interest while the project is underway.
